Sime Darby Property Putra Heights Interchange Opens Today

SUBANG JAYA, 19 February 2009 - The opening of Sime Darby Property's RM65 million Putra Heights Interchange is expected to further boost the demand for the 727-hectare Putra Heights community development, reinforcing its position as one of the sought-after neighbourhoods in the Klang Valley.

Strategically located within the fast developing corridor leading to Putrajaya, Cyberjaya and KLIA via the ELITE Highway, the new Putra Heights Interchange was launched by Works Minister Y.B. Dato' Sri Ir. Mohd Zin bin Mohamed this morning.

We applaud Sime Darby Property's significant investment in the Putra Heights Interchange that will certainly enhance the connectivity for the residents of this township. We can also attest that the design and construction quality of this Interchange is second to none, said Dato' Sri Ir. Mohd Zin bin Mohamed.

The Interchange symbolizes yet another significant and strategic infrastructure project undertaken by Sime Darby Property for Putra Heights homebuyers and investors.

The Putra Heights dual carriageway interchange is the second such project built and fully funded by Sime Darby Property in addition to the existing trumpet interchange along the Lebuhraya Damansara-Puchong expressway (LDP) which is adjacent to the UEP Subang Jaya development.

The completion of the three-km interchange is timely to cater to the existing 28,000 population of Putra Heights and future residents. Putra Heights is expected to have a population of 60,000 residents when it is fully-developed by 2016.

Putra Heights is an important and successful development for Sime Darby Property. Hence, we have committed to construct the Putra Heights Interchange at our own cost even though this major infrastructure project was not a requirement by the authorities. The Interchange, without a doubt, will provide the impetus for the continued success of Putra Heights, said Dato' Tunku Putra Badlishah, Managing Director of Sime Darby Property.

Putra Heights is a freehold development launched in 1999 and is as extension of the successful Subang Jaya and UEP Subang Jaya neighborhoods. To date, over 6,400 units of mixed properties, comprising 5,000 double-storey linkhomes, 56 bungalow lots, 324 shop-offices and 1,400 mid-cost apartments have been completed in Putra Heights. The sales take up rate is an impressive 98 percent with sales totaling RM 1.6 billion.

Property values in Putra Heights have enjoyed an average increase of 30% over the original prices, reflecting the increasing attractiveness of Putra Heights residential and commercial products.

In addition, the recent opening of the Giant Hypermarket and the thriving activities at the fully sold-out Putra Point commercial centre, will be catalysts to enhance and accelerate the development of Putra Heights.

During the Putra Heights Interchange launch, Sime Darby Property also announced the launch of 105 units of Grandis super link homes. The two and 21/2-storey (24x75) houses are priced from RM668,000 with generous built-up areas (from 2,510 sq ft), integrated smart home system (broadband, auto control and programmable switches), column-free porches for two cars, solar water heater system and quality finishing.
